The Site
This proposal is for the redevelopment of the former Primrose Hill Community Hospital on Primrose Terrace in Jarrow. The site comprises approximately 0.7 hectares and currently contains the former hospital, along with the associated car park.

The site lies just to the west of the River Don, with the eastern portion of the site, sloping down towards the river. The site lies within a residential area, with bungalows to the north, and 2-storey houses to the south and west. There are a number of services and facilities within walking distance of the site, including a community centre and convenience store/post-office. There are bus stops next to the site which provide regular services to Jarrow and South Shields.
The Primrose Hill Community Hospital closed its doors in 2019 as it had become surplus to requirements, with the services being moved to an alternative location in the area. The site was subsequently listed as a community asset, however no bids ever came forward for its future use. McCarthy Stone have entered into an agreement with the South Tyneside and Sunderland NHS Foundation Trust for the purchase of the site for the development of a new retirement community on the site.
In recognition of its legacy in the local community, the Trust included a clause in it’s covenant to ensure that McCarthy Stone will provide a fitting memorial within the site as it is developed. This will refer to its former use as a hospice. A clause has also been included in the terms of sale so that this is passed on to any future owners of the site.
